Cash has high optionality. 30-day tbills pay nearly 4% interest. In the 1970s, volatile assets bottomed first. Stocks made a nominal low in 1974, but the real low came in 1982. Homes will probably be something similar as rising rates eventually boost savings and wages. Buy the asset cheap, then refinance at lower rates on the other side of the cycle.
